Why AI SEO Matters: From Sandy to Skegness

AI SEO is about helping people discover and assess your business through AI-assisted search. It matters because a potential customer can now ask a detailed question, read a summary and build a shortlist before opening your website. The aim is not to trick an assistant into saying your name. It is to make your services, location and evidence clear enough to be useful when that customer is choosing who to contact.

At HarbourPoint Solutions, we support businesses from our base in Sandy, Bedfordshire and our branch in Skegness, Lincolnshire. For a local business, the challenge is practical: can someone searching on Google or asking an AI assistant understand what you offer, where you work and why you might be a good fit? Here is what AI SEO involves, and where to start.

What does AI SEO actually mean?

The term has two common meanings. One is using AI tools to help with SEO tasks, such as organising research or drafting content. The other is improving visibility in AI-powered search experiences, including Google's AI Overviews and AI Mode, and ChatGPT search. This article focuses on the second. You may also hear it called generative engine optimisation, or GEO.

These tools do not all work in the same way. Some answers use current web sources; others depend on the tool, its settings and the question. A mention in one answer is not a permanent ranking. The sensible approach is to strengthen your website and business information, then check how people actually find and contact you.

Why it matters before a customer clicks

A traditional search might be 'web designer Sandy'. A conversational search can be much more specific: 'I run a small business in Sandy, Bedfordshire. Who can build a website and help customers find me on Google and ChatGPT?' That question combines location, service and a commercial need. A page that only says 'creative digital solutions' leaves too much unanswered.

Similarly, a Skegness business owner might ask for an agency that can explain SEO in plain English and meet at their premises. These are illustrative customer questions, not measured search-volume claims. They show why practical details matter: your services, the way you work, relevant project examples and a clear next step can help someone decide whether to enquire.

If an AI answer includes a shortlist or supporting sources, that can influence which businesses a customer considers. Being absent from one response does not prove your website has failed, but it is a reason to check whether your important information is accessible, accurate and genuinely helpful.

AI SEO does not replace proper SEO

Google says the existing SEO best practices still apply to AI Overviews and AI Mode. To be eligible as a supporting link, a page must be indexed and eligible to appear in Google Search with a snippet. There is no additional technical requirement, special AI schema or compulsory AI text file. Eligibility does not guarantee that a page will be selected. Read Google's guidance on AI features and your website.

  • Make your key pages accessible to search crawlers and check their indexing status.
  • Put important service information in readable page text, not only in images or video.
  • Use descriptive headings and link related service, article and location pages.
  • Make the site straightforward to use on a phone, with obvious contact options.
  • Keep any structured data consistent with what a visitor can actually see.

For ChatGPT search, OpenAI distinguishes its search crawler, OAI-SearchBot, from GPTBot, which concerns potential model training. Access settings deserve a proper check rather than a blanket assumption that every AI crawler has the same purpose. Allowing access alone does not secure a recommendation. See OpenAI's crawler documentation.

Local relevance: Sandy, Bedfordshire

For a business in Sandy, local relevance starts with being specific about its real services and coverage. Explain who you help, whether you visit customers and what happens when they enquire. If you serve the wider Bedfordshire area, say so accurately rather than claiming an office in every town.

HarbourPoint's Sandy base is part of our own business story. Matt Hall meets clients at their sites, so conversations about a website or search strategy can start with how the business actually operates. That is more useful than a generic promise to make every business number one. Explore our web design and SEO support in Sandy.

Local relevance: Skegness, Lincolnshire

Our Skegness branch is on Roseberry Avenue, Skegness, PE25 3HA. That gives our website a genuine Lincolnshire location to describe. It is not a claim that we have a walk-in shopfront, nor a reason to invent local customer results. Speak to Matt to discuss meeting arrangements.

For a Skegness business, useful website content should answer the questions its own customers ask: what the service includes, where it is available, what affects a quote and how to book or enquire. A real project example, published with permission, adds more value than copying a page and swapping a Bedfordshire town name for a Lincolnshire one. Explore HarbourPoint's Skegness services.

Local map rankings are a separate consideration. Google describes them in terms of relevance, distance and prominence. A branch address does not make distance irrelevant, and no agency can buy or guarantee a better local ranking. Read Google's explanation of local ranking.

Give people evidence, not just adjectives

Calling yourself the best is easy. Helping a buyer judge your work takes more care. Show genuine projects, explain what you delivered and distinguish client feedback from measured results. Keep your name, phone number, services and location details accurate across the profiles you maintain.

HarbourPoint's portfolio lets you inspect real website projects rather than rely on a sales claim. Those examples are not presented as proof of clients in Sandy or Skegness unless the project location supports it. See our portfolio and case studies.

Reviews also help prospective customers assess a business. Use genuine feedback, identify its source correctly and never buy reviews or offer rewards for positive ones. Good evidence is worth publishing because it helps a person make a decision, not because it guarantees an AI citation.

What to measure, and what not to promise

Start with Search Console impressions, clicks and the queries reaching your pages. Look at identifiable referral visits from AI tools where your reporting allows it, and record actual calls and enquiries. Ask customers how they found you. Not every AI-influenced visit will carry a recognisable referral, so avoid claiming a complete picture from one report.

You can also test a small set of realistic questions over time. Record the tool, date, wording and sources shown. Treat this as an observation, not a permanent league table. Nobody can honestly guarantee first place on Google, inclusion in every AI answer or a fixed number of leads.

A practical first step for your business

  • Choose the service page most important to winning new work.
  • Check whether it explains scope, genuine service areas, evidence and the next step.
  • Answer one real question customers repeatedly ask before buying.
  • Check that the page can be discovered and indexed.
  • Review enquiries as well as visibility, then improve the next priority page.

AI SEO is not a reason to abandon Google or flood your site with automated articles. It is another reason to build a clear, trustworthy website that answers real questions. Google's guidance on AI-generated content emphasises accuracy, quality and relevance; producing many pages without adding value can breach its spam policies.
